Does home insurance cover structural problems?

Many homeowners do not think about their foundation. This is the lowest portion of your home. However, it is one of the most important structural components of the property. Even small cracks can put the property at risk for structural insecurities. 

 Home insurance may cover some foundation concerns. Property owners need to stay vigilant in maintaining their foundation.

When Does Home Insurance Cover Foundation Problems?
 Usually, the only time home insurance covers foundation damage is if a covered peril occurs. For example, if a covered fire causes foundation cracks, home insurance may pay for repairs. 

 Nonetheless, it often does not cover damage outside of this, though. This usually includes flooding and earthquake-related damage. Unless you have earthquake insurance or flood insurance, this will not provide protection to you.

Maintaining Your Foundation is Critical
 You usually have limited financial protection for foundation damage. Homeowners therefore need to be active in keeping their foundation in good condition. Work with a licensed foundation contractor if there are concerns. Be sure you monitor for condition changes on a regular basis. These tips can help: •Look for, evaluate, and fix any cracks. Cracks that widen over time are the biggest concern.
•Ensure soil surrounding the home has proper drainage but stays moist overall. Dry months can cause the soil to sink. Water it to avoid foundation damage.
•Watch trees located around the home. Tree roots absorb a significant amount of water, drying out soil. Additionally, some can penetrate into the soil around the foundation, thus weakening it.
•Keep soil up around the edges of the foundation walls. Landscaping up to the foundation level provides additional protection.
•Keep temperatures in the basement and around the foundation even. Try to keep temperatures within the home even to avoid drywall, concrete, and wood expansions.
•Work with a plumber to ensure water drains properly through your home. This includes inspections of any drain tile around your home. A plumbing test often sheds light on areas of concern.

Taking these steps minimizes risk to you as a homeowner. A small crack in the foundation can worsen over time. When it does, it creates weakness in the foundation. Over time, this can make the home unsafe. Your home insurance often provides only minimal coverage for foundation concerns. However, a small problem here can cause larger problems with the roof, walls, and interior ceilings later. Therefore, don't neglect this part of your home.
